Scope Lock
Your quoted professional fee is locked for 90 days from instruction. Market changes or internal cost shifts are absorbed by us.
Disbursement Pass-Through
We never mark up third-party costs. Land Registry fees, search fees, and stamp duty are invoiced at exact cost with receipts provided.
Aborted Transaction Policy
If your transaction falls through before contract exchange, you pay only for searches already conducted — no professional fee.
Pricing Questions We Hear Most
For standard conveyancing, we quote a fixed professional fee. For dispute work or complex matters where scope is uncertain, we use capped hourly rates — meaning you get an hourly rate with a maximum ceiling agreed in advance. You'll never pay more than the cap without a new agreement.
We request a retainer of €500 on instruction to cover initial searches and disbursements. The balance of the professional fee is invoiced at closing. For dispute matters, we invoice monthly against work completed.
Additional services — such as lease review on a property you're purchasing, or a boundary query that emerges during searches — are quoted separately before we begin that work. You decide whether to proceed.
No. All professional fees quoted on this page and in our engagement letters are exclusive of VAT at 23%. Disbursements may or may not carry VAT depending on the third party — we clarify each item on your invoice.
Yes. After a 15-minute initial call (free, no obligation), we issue a written fee estimate within one business day. Once you accept and instruct us, that estimate becomes the locked fee subject to our Scope Lock guarantee.
